We are a small dedicated team ensuring clients have direct access to their fund managers who are involved at all levels of investment and management decisions. All portfolios benefit from the same investment approach and are personally managed by Matthew Oakeshott, Louise Cleary, Sarah Martin and Jo Seth-Smith to meet each client's individual objectives.
Fees are based only on portfolio value, with no additional transaction related charges. We manage 7 separate discretionary portfolios for leading pension funds, two Oxford colleges and two quoted investment trusts, and we have managed the majority of these portfolios for over 25 years. All portfolios are subject to an annual independent valuation, and have outperformed the MSCI (formerly IPD) Index over many years. In June 2023, all 157 properties were fully let and income producing.

‘Alternative’ property sectors such as caravan parks, healthcare, health and fitness, petrol filling stations, pubs, hotels, garden centres, supermarkets and convenience stores, as well as industrial/warehouse property, all offer better growth prospects with lower risk of depreciation and obsolescence than offices and non-food retail property. We analyse our tenants’ covenant strength and sustainability as a top priority, with particular focus on acquisitions through sales and leasebacks with occupiers. We build for our clients diverse, robust and defensive commercial property portfolios which provide attractive returns comfortably above those available from bonds and gilts. Over 90% by value of the property we manage has rent reviews linked to inflation or with fixed increases. The weighted average unexpired lease length is over 14 years.
